Get More Business – Have You Heard? The Investors Are Coming!

Remember when we first started talking about short sales and REO’s and some of the agents jumped on the bandwagon early, saw the opportunities of a trend, built relationships with lenders and closed lots of REO and short sale transactions because they established their place in that market early? We are not the only ones who think so.  On June 3rd Inman News released an in depth special report “10 Best Markets for Real Estate Investors.” The report analyzed a number of factors that investors look at including, pricing, anticipated appreciation market rents and other factors and ranked Tucson as the 4th best market in the United States. Among the statistics that are appearing in our industry:

  • Investors accounted for 21 percent of transactions in the first three months of 2011, and 33 percent of transactions during that period involved cash buyers — the highest share since NAR began tracking that statistic at the end of 2008.
  • Distressed property sales including foreclosures and short sales accounted for 40 percent of existing-home sales in March, NAR said, and investors bought 54 percent of those properties, according to economic research firm Capital Economics.

As we begin to clear out the inventory of distressed properties there is going to be a huge demand for capable, qualified and competitive companies to complete repairs on properties to either make them ready for sale, improve them so that investors can rent them out or make repairs so that the property can be resold at higher value to profit investors. This whole process can be extremely time consuming. The process of inspecting the property, gathering bids, coordinating subcontractors and supervising the repair work, permits and certifications is daunting. As real estate professionals we should be ready to provide sound alternatives and easy options to investors, REO asset managers and other buyers who are dealing with purchasing distressed properties.

In our market companies such as Marlboro Development LLC offer agents and buyers a one-stop shopping solution. Most REO asset managers and HUD 203(K) lenders require a licensed contractor such as Marlboro Development, LLC. With a simple phone call and  at no cost, Marlboro Development, LLC will do an in-depth property inspection and review items delineated by the asset manager or potential investor buyer as needing repair. They address both minor and major repairs including:

  • Plumbing and fixture repair and/or replacement

FLAT FEE SEPTIC SERVICE:

Right now Marlboro Development is offering a flat fee for bank owned properties of $765.00 that includes the labor to dig up the septic, the pumping (1250 Gallon) tank, disposal fee, inspection and Pima County’s certification. The price does not include any repairs necessary to pass the inspection. It repairs are required, the owner and agent are notified to obtain approval. Water must be available at the property to run a leach field test and flush the toilets. Presence Presents

We all deserve the present of presence, especially to ourselves.

We live in a world of endless distractions, multi-tasking and fractured interests. We see it and live it all of the time. A student daydreams in class, checks their email or makes notes to themselves on a topic unrelated to the material being presented. We check our text messages in the middle of a conversation, type out an email while we are talking on our cell or fail to look up from our laptops  when someone asks us a question. At home we never looked up from our newspaper or magazine when a family member asked us about something, we are thinking about dinner while we are watching a movie and while we were having dinner we were thinking about the next movie. By the pool we were thinking about tomorrow’s to do list. Oh well, so little time, so much to do.

There might be something of substance in the recent comments we have seen by some suggesting that mutli-tasking is a myth. I mean we can certainly do two things at once, and at times some of us may catch ourselves doing three or four. The question is, are we accomplishing 100% of each of those tasks or simply devoting only 1/3 or 1/4 of our energy and attention to each of them. I believe it is probably the latter. Which causes me to wonder how much greater would the result have been if we had focused 100% on the singular task at hand and then moved on to the next one consecutively? All of this got me wondering about the definition of presence:

pres·ence  (przns)n.

1. The state or fact of being present; current existence or occurrence.
2. Immediate proximity in time or space.
3. The area immediately surrounding a great personage, especially a sovereign.
4. A person who is present.
5. A person’s bearing, especially when it commands respectful attention: “He continues to possess the presence, mental as well as physical, of the young man” (Brendan Gill).
6. The quality of self-assurance and effectiveness that permits a performer to achieve a rapport with the audience:

Did I read that right? If you want to have a bearing and command respectful attention you need to be present? If you want the qualities of self assurance and effectiveness you need to be present? Then I think of the number of times I have been driving, mind elsewhere, and drove by the street I was looking for or all of a sudden completely unable to remember the last mile driven…and I wonder how often we do this and how much we must be missing.

We should all take time to give ourselves the present of presence. Maybe we would all benefit if today we focused more, mutli-tasked less and practiced being present.

There is Justice in Foreclosure Land

What a great story. Bank of America attempted a foreclosure on a Florida couple who didn’t even have a lien on their home. They paid cash. After repeated attempts to get Bank of America to release the lien and the wrongful foreclosure proceeding they sued B of A in court and obtained a judgment which the bank ignored and did not pay.

The attorney for the homeowners did exactly what the bank would have done, he filed the judgment lien against the bank’s property and showed up at Bank of America with movers, sheriff’s deputy’s and an order to seize the desks, computer equipment and cash from the teller’s drawers to satisfy the judgment.
